Singapore's Suburban Retail Segment Set to Outperform on Growth -- Market Talk

0736 GMT - Singapore's suburban retail segment offers stronger growth prospects in 2025 compared with centrally located malls, DBS Group Research analysts Geraldine Wong and Derek Tan say in a note. "We continue to prefer suburban retail given clearer organic growth visibility" as outbound travel peaks, they say. Meanwhile, tourism-dependent malls in central areas "will turn into a laggard in 2025 as tourist down-trading trend and high SGD are likely to persist," the analysts say. DBS expects Singapore's overall retail sector to maintain favorable demand-supply dynamics as tight supply landscape supports high occupancy rates and high rental growth. The bank's top picks in the sector are CapitaLand Integrated Commercial Trust and Frasers Centrepoint Trust, citing their "attractive" forward yields. (hoishan.chan@wsj.com)
