中原城市领先指数CCL本周按周大跌0.78%,报137.39点,创下去年9月美联储加息以来的最大单周跌幅。CCL连续五周下跌,反映本港楼市下行压力正在加大。
导致CCL本周大跌的主因有三个:其一,农历新年假期二手成交一度大幅放缓;其二,1月30日美国联储维持利率不变,即放慢了加息步伐;其三,2月2日美国对来自中国的进口商品加征10%关税,中美贸易战持续升温。
数据显示,新界西区楼价跌幅最大,按周大跌2.49%,创近8年半新低。新界东及港岛等其他三区楼价亦出现不同程度的下跌。中原地产分析师指出,如果下周三(2月26日)公布的《财政预算案》提出利好楼市的振兴措施,CCL或可望在3月下旬见底回升。
