11月11日早盘,内房股集体下跌,新城发展(01030)股价大跌5.35%,报2.30港元,成为内房股跌幅最大的个股。
分析人士指出,内房股下跌或与当前房地产行业形势有关。近期房地产行业现金流压力不断加大,购房者资产负债表承压,或将进一步影响市场成交量。而开发商融资渠道受限,加之存量去化压力,中小城市开发商运营风险加大。
有关部门正在研究制定支持房地产市场健康发展的税收政策,包括专项债券支持回收闲置存量土地、新增土地储备,以及收购存量商品房用作保障性住房等。不过,新增政策的具体细则尚待观察和落实。
