高盛研报指出，万国数据-SW的首只公开房地产投资信托基金（REIT）发行申请已于3月26日获中国证监会批准。根据REIT基金招股说明书，2025年预估税息折旧及摊销前利润为1.39亿元人民币，企业价值为21.95亿元人民币。高盛预计该REIT在2025年的分派收益率为5.5%，显示出良好的投资价值。
此外，高盛还透露了与万国数据管理层的会议要点，包括：1）人工智能、公有云及互联网领域的需求呈现积极态势；2）公司在一线城市拥有900兆瓦的可开发容量，配备电力指标和土地，可满足人工智能推理需求；3）资产证券化进展，包括资产支持证券（ABS）和C-REIT；4）戴云新能源的订单、入驻情况、竞争优势及融资前景。这些积极因素可能是推动万国数据-SW股价上涨的主要原因。
