Industrial & Infrastructure Fund to Buy Logistics Center in Hyogo, Japan for 9.2 Billion Yen

Industrial & Infrastructure Fund Investment (TYO:3249), a REIT specializing in logistics and infrastructure assets, will acquire the IIF Hyogosanda Logistics Center II in Sanda-shi, Hyogo in Japan from LOGISTEED for 9.24 billion yen, according to a Thursday filing on the Tokyo Stock Exchange.

The acquisition is scheduled to close Jan. 8, 2025. The property has an appraisal value of 10.1 billion yen, reflecting an unrealized gain of 860 million yen.

The logistics center offers a 4.2% NOI yield and a 3.7% yield after depreciation. This acquisition, part of a CRE Carve-out deal with KKR Group, features CPI-linked rent provisions to enhance inflation resilience.
