智通财经APP获悉，香港地产股延续涨势，截至发稿，新世界发展(00017)涨2.77%，报7.42港元；领展房产基金(00823)涨1.67%，报39.5港元；新鸿基地产(00016)涨1.18%，报81.55港元；九龙仓置业(01997)涨1.08%，报23.3港元。
消息面上，9月19日，香港金融管理局宣布，香港金管局将基准利率下调50个基点至5.25%，之前为5.75%。隔夜，美联储宣布降息50个基点。于香港实施联系汇率制度下，香港金管局因应美国降息50个基点，下调基准利率至5.25%。
摩根士丹利发布研报指出，香港在受惠于美息下降及内地经济增长加快具独特优势。美联储预计减息亦对估值处历来最低水平，且提供可持续及高派息的香港地产股正面。该行料香港楼价在今年跌8%后，明年回升6%。即使住宅价格自2021年调整三成，香港住宅可负担比率目前仍处历史高端的50%，但假设明年按揭利率回落至3.2%下，有关比率料改善至45%，且租金扣除供楼回报亦将转正。
