智通财经APP获悉，内房股集体走高，截至发稿，世茂集团(00813)涨8.2%，报0.66港元；旭辉控股集团(00884)涨7.84%，报0.275港元；新城发展(01030)涨7.32%，报1.76港元；中国金茂(00817)涨5.41%，报0.78港元；融创中国(01918)涨5.04%，报1.25港元。
消息面上，9月24日，央行宣布，降低存量房贷利率，引导商业银行将存量房贷利率降至新发放贷款利率的附近，预计平均降幅在0.5个百分点左右。据中证报，某股份行总行个贷部相关负责人透露，“政策落地应该不会太慢，预计月底前，我行就会跟进出台一些方案。”上述负责人说，“至少国庆前我们内部要开会把存量房贷利率下调的应对方案定下来。”
开源证券研报指出，房贷首付比例降至历史低位，存量房贷利率下调可以减轻居民的负债压力，刺激消费和投资，减轻提前还贷压力，稳定住房消费预期，提振购房信心，政策利率下调也预示后续房贷利率中枢进一步下移。后续在宽松的货币政策支持下，经济保持稳健增长，购房信心修复企稳，市场销售数据有望筑底，促进房地产行业平稳健康发展。
