由长实(01113.HK) 及港铁(00066.HK) 合作发展的黄竹坑站新盘“Blue Coast II”销售进入直路。长江实业营业部首席经理郭子威表示,项目将于24小时内上载楼书,发展商会视乎市场反应,预计本月内开价。
对于项目定价,郭子威指出,目前市场炽热,对定价有一定参考。近期楼市成交上升,股市表现理想及减息均利好楼市。因此,“Blue Coast II”的合理价亦会有所提升。他相信,与上一期比较,市场合理价有10%调升空间,又认为呎价达2.7万至2.8万元属市场合理价。
他续表示,减息令发展商去货压力下降,目前市场投资气氛好转,集团会密切留意市场变化及承受能力,今年会集中推售“Blue Coast II”。他又预计本港楼价已触底。(sl/da)(港股报价延迟最少十五分钟。沽空资料截至 2024-10-02 12:25。)
