金吾财讯 | 物业管理股普涨，截至发稿，世茂服务(00873)涨42.72%，彩生活(01778)涨33.96%，合景悠活(03913)涨21.84%，碧桂园服务(06098)涨20.58%，正荣服务(06958)涨18.82%。华泰证券指出，开发投资降幅收窄，竣工降幅大幅走阔；销售同比降幅收窄，房价指数环比降幅扩大；“融资协调机制”持续落地有望持续缓释房企融资压力。在“稳地产”诉求下，降息与收储政策逐步在实操层面落地，有望推动房地产市场信心修复并尽快筑底，为板块提供估值修复空间。光大证券此前指，美联储降息预期升温，国内地产政策持续优化，物管风险因子逐步出清，板块配置价值凸显。今年上半年，世茂服务实现营业收入40.3亿元，毛利润8.1亿元，净利润2.1亿元，较去年同期提高3.4%，实现逆势上涨。规模方面，报告期内世茂服务合约面积3.3亿平方米，在管面积2.5亿平方米，其中在管及合约面积来自独立第三方的面积占比分别为75.2%、77.2%，管理规模发展稳健，第三方项目占比高、组合价值高。
