智通财经APP获悉，摩根士丹利发表报告,指香港8月零售额同比减幅收窄至10%(7月:-12%),尽管香港居民出境人数创历史新高,但数据仍好过该行预期。近期零售销售改善的能见度仍然很低。该行首选领展(00823)，投资评级为“增持”。
大摩指出,九龙仓置业(01997)、领展和希慎兴业(00014)年初至今表现落后恒指23-40个百分点。零售销售额于3月为负增长。该行预计今年下半年香港零售销售额年增率仍为负数,表示这些股票继续承受压力。该行偏好住宅开发商而不是零售和办公室业主。
在零售业主中,大摩更看好领展,投资评级为“增持”。美国潜在减息令股息回报率与美国10年期国债孳息的利差更大,低息令推高每股盈利及每股派息。由于零售势头放缓、办公室风险较高以及股息未有现金流支撑。该行对希慎的投资评级为“与大市同步”。
