金吾财讯 | 内房股午后回落，截至发稿，万科企业(02202)跌9.11%，富力地产(02777)跌8.94%，新城发展(01030)跌7.84%，美的置业(03990)跌5.86%，融创中国(01918)跌4.41%中金发表报告表示，内地9月新房和二手房销售面积按月微跌，按年表现较8月有所走弱。受季末集中备案影响，上周中指38城新房销售面积按周增长143%，按年降约一成，调整工作日天数后按年降约四成(上上周降25%)；同期15城二手房销售面积环比增长九成，按年增约四成，调整工作日天数后按年降约一成(上上周降3%)。9月新房和二手房销售面积较8月分别下降1%和6%，调整工作日天数后按年分别录得三成和低个位数跌幅(8月分别下降11%和增长16%)，整体来看景气度仍处低位。该行指，内地上周金融支持经济高质量发展发布会提出降低存量房贷利率等五项房地产政策，中央政治局会议定调“促进房地产市场止跌回稳”超出市场预期，9月29日晚沪深广三城落实首付比例下调、优化或取消限购限售约束，政策的连续出台和落地体现出在宏观经济及地产需求支持层面有所合力。参考此前限购限贷调整，该行认为此次一线城市政策落地有望对一、二手房交易量形成一定支撑，中期维度销量改善趋势的延续性和价格预期走势仍待观察财政方面政策的进一步发力。
