华泰证券发研指，根据亿翰数据，9月份百强房企的单月销售额同比下降了38.1%，相较于8月份，降幅扩大了10个百分点。今年前9个月，这些房企的累计销售额同比下降了34.1%，不过与前8个月相比，这一降幅收窄了3.9个百分点，表明9月份新房销售面临调整。在9月底，即29日至30日，四个一线城市的房地产政策快速出台，这被视为一个积极的信号。这些新政策有可能促使一线城市地产市场首先实现稳定，并对市场情绪产生正面影响。截至9月29日的数据，贝壳平台监测的50个城市中，新房和二手房的成交量KMI指数分别为43.3和39.5，相较于上一期分别增长了16%和17%。这些前瞻性指标显示出最近一二手房市场的活跃度有所回升。未来，需要密切关注新政策实施后的实际效果。
