由长实集团(01113.HK) 及港铁(00066.HK) 合作发展的黄竹坑站新盘“Blue Coast II”今日公布首张价单。首张价单涉及128伙，全部位于第5座，提供78伙两房及50伙三房单位，实用面积介乎485至781平方呎。项目提供3种付款办法，售价1,071.4万起，市值近19.58亿元。计及最高折扣14%后，折实售价由921.4万至1,882.1万元，折实呎价18,998至24,099元，折实均呎21,526元。
长江实业执行董事赵国雄形容，是次为“食糊价”。对于之前集团指市场合理呎价为2.7万至2.8万，他表示，首张价单一如以往会有折让，之后加推时会再加价。
对于本港楼市，赵国雄指，减息周期已经开始，随着经济稳定，预计楼价于年内余下时间会轻微回升3至5%，但全年整体仍会录得跌幅。
