【财华社讯】仲量联行10月8日发布的《香港住宅销售市场综述》指出，减息及股市反弹，对楼市属利好消息。然而，香港经济仍未见好转，在新盘存有109,000个单位可供出售及潜在供应下，发展商继续以保守价格推售楼盘，对二手市场的楼价将持续造成压力。
仲量联行大中华研究部主管庞溟表示：“尽管政府接连推出的住宅按揭及印花税政策放宽措施在改善置业负担能力方面成效显着， 但仍未能有效恢复买家信心，而这次按揭利率仅减少25 个基点，对扭转市场局面亦未见明显作用，难以刺激市场明显反弹，力度仍不足以克服长期困扰香港住宅市场的结构性挑战，住宅市场的走势仍主要取决于香港的整体经济实力。”
2024年首八个月的一手成交量已超过2023年全年的总成交量。由于对利率敏感度较低的现金充裕买家已经入市，市场活动再度出现如此高水平的可能性不大。在减息后的一周内，一手市场仅录得94宗成交，仅为撤辣后首周918宗成交量的10.2%。
