金吾财讯 | 摩根士丹利研究报告指，其9月调查结果显示，内地居民对房价前景看法略有改善。该行将此归因于近期政治局的语调变化，但销售复苏的可持续性仍需持续观察。大摩的调查访问了2,031名在一线至四线城市的居民，其中68%具有买楼计划的受访者认为近期政策放宽对他们的计划产生了积极影响，而38%的受访者预期未来12个月内楼价会下跌，这显示出潜在买家对楼价的看法有了轻微改善。
整体而言，一半受访者会考虑在未来入市，仅18%的受访者表示“非常可能”这样做。至于入市的时机，只有1%的人预期会在接下来的六个月内发生。该行认为，恢复居民对未来收入的信心可能仍需要时间，尤其是在近期政策语调改变之后。
该行建议，在近期因投资者情绪改善而出现的潜在行业回调中，选择性地增持同时受益于住宅和消费的公司，如华润置地和华润万象生活。防守型的国有地产商，如中国海外发展(00688)、绿城中国(03900)和越秀地产(00123)也可能因其潜在的强劲第四季销售而表现优于市场。
