【严跃进：房地产重磅组合拳，有利于四季度市场升温】金十数据10月17日讯，10月17日，国新办举行新闻发布会，住建部等五部委联合发声，推出一系列房地产政策组合拳，对于四季度和后续房地产市场止跌回稳将发挥重要作用。上海易居房地产研究院副院长严跃进表示，而此次发布会再次明确了新增实施城中村改造的工作，提出将通过货币化安置等方式，新增实施100万套城中村改造和危旧房改造。这也是继此前提出加快保障性住房等“三大工程”建设后，再次对城中村赋予新的使命。货币化安置的方式，也和2014年的模式有很大的相似性。货币化安置的方式，主要是指发放现金和房票。按照目前各地推进的情况，笔者认为房票的可能性要更大，这也和近期“消化存量、优化增量”的工作思路完全对接，将为消化库存提供更大的动力和支撑。可以预见，在当前新一轮房地产市场发展过程中，城中村改造工作将成为消化住房库存的重要动力，对于房地产供求关系的进一步优化也具有积极意义。
