大华继显发表研报指,新一份《施政报告》继续推出支持楼市需求的宽松政策,优化新资本投资者入境计划,容许投资住宅物业,物业成交价须为5,000万元或以上,房地产投资获计算入投资总额上限为1,000万元,考虑到豪宅市场成交量较少,以及新资本投资者入境计划半年收到579宗申请,相信政策调整对香港楼市影响有限。
施政报告亦提出放宽按揭成数上限,大华继显形容为正面惊喜,但由于经济前景仍充满不确定性,预期潜在买家可能不会愿意增加按揭杠杆,因此影响预期同样有限。该行指,政府在今次施政报告中重申了土地供应计划,并表示会加快北部都会区的建设,预期一系列政策放宽可能在短期内产生正面影响,但最重要的仍是市场要恢复信心及利率要进一步下调,因此维持对行业的“与大市同步”评级。
大华继显将新地(00016.HK) 及领展(00823.HK) 列为首选股,同予“买入”评级,目标价分别为103元及45.05元,亦对希慎兴业(00014.HK) 及九仓置业(01997.HK) 给予“买入”评级,目标价16.1元及32.8元。大华继显对新世界(00017.HK) 评级为“沽售”,目标价7.02元。(gc/da)(港股报价延迟最少十五分钟。沽空资料截至 2024-10-16 16:25。)
