市场消息指，由长实集团(01113.HK) 及港铁(00066.HK) 合作发展的黄竹坑站BLUE COAST II料收逾7,500票。
发展商表示，施政报告后，BLUE COAST II的查询数量较早前增加3倍，大多是查询三房户的换楼客。施政报告放宽按揭成数，划一七成按揭对3,000万以上的物业最为有利，可大大缩减购买物业的资金要求。另外，用家不再受限于已持有物业的按揭贷款限制，可先买后卖，有利于启动换楼链。
有见及此，本来计划明年推售BLUE COAST II的四房户，将会争取提前于下一轮以招标形式发售。目前BLUE COAST售出14伙四房户，套现5.3亿，成交价约3,600万至3,900万元，最高呎价约3.1万元，估计BLUE COAST II四房的市场合理价有10%的上调空间至约3.5万元。(sl/w)(港股报价延迟最少十五分钟。沽空资料截至 2024-10-17 16:25。)
