美联物业住宅部首席执行官布少明表示，由会德丰地产、恒地(00012.HK) 、中海外(00688.HK) 及新世界(00017.HK) 发展、位于启德的“DOUBLE COAST I”首张价单折实平均呎价17,899元，极具竞争力，显示发展商对项目具信心，加上属现楼推售，料首批单位销情理想，项目有加价加推空间。
布少明表示，预期项目用家比例占约6成，投资客占约4成。此外，启德体育园将开幕，随着配套设施渐完善，项目投资潜力可看高一线，估计项目呎租约60元水平，租金回报约3.5厘，租金回报优厚，加上内地客偏爱启德区新盘，故预料项目亦受内地客追捧，占约5成。
布少明补充，随减息周期展开，加上日前《施政报告》宣布放宽住宅按揭，并容许投资移民购入住宅物业，将进一步推动楼市回暖，刺激整体物业交投气氛向好。近期新盘销情十分理想，反映市场丰盈的购买力，相信短期内新盘继续主导市场。估计10月份一手交投录得约3,000宗，较上月约750宗大幅上升约3倍，二手交投料按月上升约15%至3,400宗水平，楼价亦会于第四季内止跌回稳。(vc/k)
