美联物业住宅部首席执行官布少明表示,由会德丰地产、恒地(00012.HK) 、中海外(00688.HK) 及新世界(00017.HK) 发展、位于启德的“DOUBLE COAST I”首张价单折实平均呎价17,899元,极具竞争力,显示发展商对项目具信心,加上属现楼推售,料首批单位销情理想,项目有加价加推空间。
布少明表示,预期项目用家比例占约6成,投资客占约4成。此外,启德体育园将开幕,随着配套设施渐完善,项目投资潜力可看高一线,估计项目呎租约60元水平,租金回报约3.5厘,租金回报优厚,加上内地客偏爱启德区新盘,故预料项目亦受内地客追捧,占约5成。
布少明补充,随减息周期展开,加上日前《施政报告》宣布放宽住宅按揭,并容许投资移民购入住宅物业,将进一步推动楼市回暖,刺激整体物业交投气氛向好。近期新盘销情十分理想,反映市场丰盈的购买力,相信短期内新盘继续主导市场。估计10月份一手交投录得约3,000宗,较上月约750宗大幅上升约3倍,二手交投料按月上升约15%至3,400宗水平,楼价亦会于第四季内止跌回稳。(vc/k)
