智通财经APP获悉,差饷物业估价署公布9月数字,香港住宅价格较上月下降1.7%,同比下跌12.5%,连续五个月下降。世邦魏理仕香港估值及咨询服务部执行董事郭伟恩预计,楼价在经历五个月的下跌之后在短期内可能触底。他指出,香港住宅租金较上月增加0.1%,较去年同期增加5.8%,预期住宅租金将维持上升趋势。但由于大专院校已经展开新学年,因此短期内租金增长可能会放缓。
郭伟恩称,观察到过去两周二手业主反价情况出现,同时部分发展商亦提高开售新盘售价,而香港政府在《施政报告》推出的多项政策,包括放宽按揭成数上限,有助于稳定住宅价格,楼价在经历五个月的下跌之后在短期内可能触底。由于楼价已调整至相对较低的水平,加上未来按揭利率预期会较目前水平低,投资者可能会入市。
郭伟恩又指出,随着香港政府致力于吸引优质人才并将香港发展成为国际专上教育枢纽,住宅租赁将受益,而需求将不断增加。该行预计住宅租赁需求将在中期上升,很大机会于明年夏季或新学年开始之前。
