观点网讯：11月1日，华夏南京交通高速公路REIT（508069）在上海证券交易所正式上市，标志着投资者可以在二级市场直接交易该REIT，便捷地参与收费高速REITs的投资。

华夏南京交通高速公路REIT的底层资产为南京公路集团旗下的南京绕越高速公路东南段，位于南京市江宁区和雨花台区，毗邻南京禄口国际机场，主线长达41.215公里，项目运营已满14年，历史经营表现良好。

此次上市的华夏南京交通高速公路REIT，其2024年度和2025年度的预测分派率分别约为9.3%（年化）和10.92%。上市首日，该REIT的认购价格为5.452元/份，开盘价为5.470元/份，最高价为5.480元/份，截至收盘价格显示为5.453元/份，涨幅达0.02%，成交额达1869万元，换手率2.76%。

此前，该REIT对上交所问询函进行了回复，对基础设施项目估值方面进行了优化调整，基础设施资产估值由33.65亿元下调至29.95亿元，下调3.69亿元（下降比例为11.0%）。
