智通财经APP讯，卡罗特(02549)发布公告，于2024年11月8日，买方杭州卡罗特商贸(为公司间接全资附属公司)与卖方杭州万科亚运村开发有限公司订立协议，根据协议的条款和条件，买方同意购入而卖方同意出售物业，且总代价为人民币6650万元。
据悉，物业为办公场所，建筑总面积为2402.93平方米，位于中国杭州萧山区;及20个停车位。
公告称，集团目前租用杭州一处总楼面面积为1473.5平方米的物业作为总部，该租约即将到期。经考虑到(i)集团需要更大面积的办公场所，以满足其不断扩大的业务需求;(ii)现有总部的租金成本;以及(iii)租约届满或终止时集团可能无法以相若及/或商业上可接受的条款及条件续订租约的搬迁风险，董事认为收购物业符合集团的利益，物业将于2025年初装修完成后来作为集团新总部，长远来说，物业将为公司的运营提供有保障的办公地点，节省租金及搬迁开支，以及提高集团的运营效率。鉴于上文所述，董事会认为收购及协议的条款(包括总代价)乃按一般商业条款订立，属公平合理，并符合集团及股东的整体利益。
