金吾财讯 | 香港地产股普跌，新鸿基地产(00016)跌2.8%，九龙仓置业(01997)跌2.65%，新世界发展(00017)跌2.26%，恒隆地产(00101)跌2.21%，长实集团(01113)跌1.51%，恒基地产(00012)跌0.96%。消息面上，摩根大通发表报告指，继美国减息后，香港银行于11月8日(上周五)将港元最优惠利率再次下调25个基点。今次减息早于市场预期，但非完全出乎意料，因为9月份减息25个基点亦超出市场预期。
该行指，香港地产股的股价对于减息的反应温和。虽然在方向上是正面，但该行认为短期内对住宅市场的影响可能微乎其微，因为3.625%的实际按息仍高于3.4%的平均毛租金收益率；发展商可能会在高库存的情况下继续提供进取的折扣。
不过，该行续指，由于有更多新盘推出，预期销售量将维持稳固。至于二手楼价格，预期短期内会稳定下来，但相信在六个月的时间内，二手楼价格可能仍会受到温和的压力，因为更多的买楼人士被吸引到一手楼市场。
