摩根大通发表研究报告指,在刚过去的全国人大常委会会议上,房地产行业并没有任何政策或方向上的增量改变。然而,该行相信政府更渴望稳定市场,因此市场仍将密切关注政府当局如何加快去库存的进度。对于去库存的总资金规模,该行认为政府的策略很可能是“动态调整”(dynamic adjustment),即在趋势恶化时增加支持,但在趋势稳定时减少支持。然而,该行预计每年的规模将介乎5,000亿至1万亿人民币。除购买存货外,如果房价再次出现大幅回调,中国或会有更多支持需求的政策,如加快城中村改造的现金补偿及放宽一线城市的购房限制等。
