金吾财讯 | 星展银行最新发布的中国房地产周报指出，2024年11月初中国房地产市场表现稳健。该行表示，追踪的27个城市平均每周成交的GFA（可销售面积）环比上升7.2%，同比去年10月增长32%，与去年同期相比上升了24%。此外，11个主要一二线城市新推出单位数量环比下降25%，但月度平均成交量却比10月上升了6%，平均销售率提高了8.8个百分点至56.3%。库存方面，关键城市的库存量也有所改善，平均库存周期为13.1周，较去年同期的2023年11月期间有所下降。
该行对中国房地产行业的整体看法是谨慎乐观的：认为尽管市场面临一定的中短期压力，但随着宏观经济的逐步修复和政策支持的加强，预计行业的总体配置吸引力将提升。特别是在预期先行的背景下，房地产作为周期性行业，其市场表现与宏观经济密切相关，存在配置需求。
