金吾财讯 | 内房股延续升势，金辉控股(09993)涨23.31%，富力地产(02777)涨5.82%，融创中国(01918)涨4.09%，绿城中国(03900)涨3.0%，旭辉控股集团(00884)涨2.99%，中国海外宏洋集团(00081)涨2.11%，龙光集团(03380)涨1.98%。消息面上，中信证券表示，受益于2024年9月末的各项房地产支持政策，10月我国的新房和二手房成交量均实现增长，且保持较高水平。当然，目前复苏的势头并不稳固，该行认为止跌目标的实现还有赖于新政策的进一步出台。该行预计从一线城市起步，房地产市场有望逐步实现止跌回稳。中金公司表示，目前，中国房地产开发商处于去杠杆的中早期阶段，然而该行判断实体市场量价下行最快的时期可能已经过去，同时政策端开始更积极的推动行业止跌企稳。对于地产股而言，该行总体上认为估值的历史底部或已确立，未来主要着眼上行节奏与空间的问题，主要的催化因素将在于增量政策与房价趋势。基准情形下，该行建议投资者把握2025年可能因实体市场量价下行趋势缓和所出现的地产股的进一步上行。
