消息面上，国家统计局发布2024年1-10月商品房投资和销售数据。1-10月，全国商品房销售面积7.79亿平，同比下降15.8%(1-9月-17.1%)，其中商品住宅销售面积同比下降17.7%；1-10月商品房销售额7.69万亿元，同比下降20.9%(1-9月-22.7%)，其中商品住宅销售额同比下降22.0%。10月商品房销售面积和销售额同比分别下降1.6%和1.0%，单月降幅连续三个月收窄，均为2023年5月以来最小降幅。
开源证券指出，9月底以来房地产政策持续宽松，同时货币和财政政策持续降低购房成本，受此影响，10月销售数据如预期改善，创2023年小阳春以来单月最小降幅，房企到位资金中销售回款改善明显。根据Wind数据，11月前两周一线城市新房和二手房成交热度仍维持高位，年内累计销售降幅持续收窄，政策效果充分释放后11月销售数据表现值得期待。该行指出，二手房交易规模和渗透率持续提升，房地产后服务市场前景广阔。
