【上海楼市重磅！买1000万元房子，契税最高可减20万元！】金十数据11月18日讯，“此次上海取消普通住房和非普通住房标准，挂钩在其上的增值税政策将优化。同时基于财政部三部委税收优化政策，以及结合上海个税政策的自身情况，相关政策都做了优化，以更好促进住房交易环节成本的降低。”上海易居房地产研究院副院长严跃进对记者表示，以契税政策调整为例，财政部三部委政策明确，12月1日起执行新的购房契税政策。上海积极贯彻落实，将有助于后续降低购房成本。这里对契税政策调整后其对上海房屋交易环节的影响进行梳理，可以看出两项变化。严跃进分析指出：在上海认购140平方米及以下住房，契税降至最低水平，即1%，其基本覆盖了绝大多数刚性和改善型购房需求，有力支持了购房消费行为。另外，购置二套房的契税，其减负效应较明显。举例来说，对于认购1000万元总价的住房来说，新政前契税最高需30万元，新政后最低可为10万元，即直接减少20万元。
