智通财经APP获悉，根据Bloomberg Intelligence(BI)的最新预测数据，预计亚洲最主要金融市场，同时也是亚洲最热门房地产市场的整体房价将在明年上涨，其中香港将领涨亚洲房价。
据了解，近期基准利率下调和扶持性的经济政策正在不断推高香港房价，自2019年达到峰值以来，香港房价已长期下跌近30%。香港政府最近放宽了按揭贷款规定，允许降低首付比例，此举可能将鼓励更多来自全球各地的买家进入香港房地产市场。
根据BI的一份最新报告，除了香港，新加坡、澳大利亚和日本的整体房屋价格在2025年都将变得更加昂贵。
尤其对于中国香港来说，这些数据扭转了香港房价多年来的下跌趋势，包括Ken Foong在内的分析师表示，房价可能会攀升高达10%。澳大利亚的住宅价格则有望上涨7%至8%，而新加坡和日本的房价预计将分别温和增长3%和2%。
针对内地房地产情况，开源证券指出，9月底以来房地产政策持续宽松，同时货币和财政政策持续降低购房成本，受此影响，10月销售数据如预期改善，创2023年小阳春以来单月最小降幅，房企到位资金中销售回款改善明显。
根据Wind数据，11月前两周一线城市新房和二手房成交热度仍维持高位，年内累计销售降幅持续收窄，政策效果充分释放后11月销售数据表现值得期待。该行指出，二手房交易规模和渗透率持续提升，房地产后服务市场前景广阔。
