港铁(00066.HK) 东涌东站第一期物业发展项目“拆细”重推，今日截收发展意向合共收到33份意向书。中原测量师行联席董事张竞达表示，意向书数量符合预期，项目规模较之前减半，加上剔除了商场部分，作纯住宅发展，地皮的投资额减少，变相投资风险降低，对发展商吸引力上升，加上现时的市况已较一年前大为改善，息口回落及利好因素增加，相信发展商的投地意欲有所回升。
该行预期，虽然现时东涌新扩展区的交通及配套并未完善，但考虑到日后会有铁路站、商场、社区设施等落成，预期具一定的吸引力及发展潜力，目前预计第一期项目的入标情况未必十分踊跃，发展商出价或较为审慎，以项目每呎楼面地价约2,000元估算，地皮估值为约6.46亿元。(gc/u)(港股报价延迟最少十五分钟。沽空资料截至 2024-11-21 16:25。)
