港铁(00066.HK) 重推东涌流标地，并于今日(21日)截收意向，现场及电子形式合共接获33份意向书。美联测量师行董事林子彬表示，是次重新推出的港铁东涌东站的一期物业项目已将项目规模较前减逾半，有助降低项目投资额及风险，增加项目的吸引力，属合理的优化处理，递交意向反应不俗，预料一众发展商主要希望先取招标“入场券”。
项目估计可建楼面面积近32.3万平方呎，以每呎楼面地价1,500元计算，美联测量估计项目估值约4.84亿元。然而林子彬提到，由于该项目与目前的东涌市中心相距较远，新建的东涌东站预计2029年才启用，因此该项目仍属开荒阶段，即使项目不乏发展商递交意向，但料在目前市况及物业供应的环境下，相信发展商日后入标意欲仍会受到影响，出价亦将相对审慎，不排除有再流标的风险。(gc/da)(港股报价延迟最少十五分钟。沽空资料截至 2024-11-21 16:25。)
