智通财经APP获悉，香港楼价止跌回升。11月27日，香港差饷物业估价署公布10月份私人住宅楼价指数。10月私人住宅售价指数报290.1，结束5个月跌势，按月升逾0.6%，按年跌幅收窄至9.9%，今年首10个月楼价累计跌6.8%。世邦魏理仕香港估值及咨询服务部执行董事郭伟恩表示，发展商已减少降价，甚至轻微加价，而这有助于稳定楼价。因此，世邦魏理仕预期楼价将于短期内触底反弹。
郭伟恩表示，香港楼价连续五个月下跌后，按月回升0.6%。随着各大银行下调最优惠利率及港府在施政报告推出多项宽松措施，买家在观望几个月后入市。这可支撑楼价，避免进一步下跌。
郭伟恩提到，随着用家和投资者入市，一、二手楼价或会出现不同程度的反弹。他预计，蓝筹屋苑及较新的住宅项目楼价会最先出现回稳或反弹。另一方面，对于楼龄较大的住宅，业主以低价出售单位的比例仍然为多，导致楼价恢复速度较慢。
住宅租金方面，郭伟恩指出，租金在连续7个月增长后升势回落，10月住宅租金较上月下跌0.3%。不过，由于年底通常是淡季，租金价格可能会因季节性因素而出现短期调整，但幅度不会太大。
