　　该行料明年首季最优惠利率将回落至5%，按揭利率料回落至3.25%，低于大众化住宅租金回报率3.65%，重返正利差，即租金回报率高于按揭利率；明年租金料于现水平稳定。以楼价而言，倘按揭利率降近100点子可释放约10%的可负担能力。由于启德及新界区库存高企，区内楼价及租金料受压，而位于核心区的大众化住宅料首先复苏。该行偏好股息率吸引及基本因素稳健的公司，包括信和置业、领展、太古地产及新鸿基地产。
