金吾财讯 | 内房股普遍转涨，富力地产(02777)涨3.18%，旭辉控股集团(00884)涨3.03%，世茂集团(00813)涨2.56%，雅居乐集团(03383)涨2.47%，远洋集团(03377)涨1.72%。华福证券表示，考虑到美联储的降息节奏或受美通胀预期上升扰动，及商业银行净息差持续压缩，我国货币政策宽松空间或受一定掣肘，未来财政政策空间更大。目前货币化安置下的城中村改造、专项债收储存量房作保障房、专项债收储存量土地、项目融资白名单等存量政策仍在持续细化落地中。未来存量政策的落地节奏与增量政策的形式是关注重点。太平洋证券发报指，11月房地产利好政策密集出台，“稳地产”态度明确。11月7日，自然资源部发布通知积极运用地方政府专项债券资金加大收回收购存量闲置土地力度，促进房地产市场平稳健康发展。11月13日，财政部、税务总局、住房城乡建设部发布公告，明确多项支持房地产市场发展的税收优惠政策，随后北京、上海等地快速跟进。该行指出，11月30个重点城市商品住宅新增供应环比增加35%，供应增加叠加政策效应持续作用下，11月30大中城市商品房月度成交环比增加13%，创年内单月新高，市场信心恢复，成交有所回暖。进入12月，目前处于房企年末冲刺业绩关键期，房企推盘促销力度有望进一步加强，预计12月房地产市场活跃度有望继续保持，后续仍需关注城中村改造和收购闲置土地和收储存量房增量政策落地效果。
