智通财经APP获悉，香港地产股多数上涨，截至发稿，九龙仓置业(01997)涨2.78%，报22.2港元；信基沙溪(03603)涨2.27%，报0.045港元；恒隆地产(00101)涨1.34%，报6.83港元；太古地产(01972)涨0.12%，报16.04港元。
消息面上，近日，香港金管局推出一次性特别安排，协助高位入市楼花买家，按揭成数上限放宽至八成，供款与入息比率上限增至六成。过去三年，官方住宅楼价从高位下调超过25%。部分购入楼花住宅物业并选择建筑期付款的用家，在申请按揭贷款时，可能遇到物业估价低于成交价的情况，面临额外筹措首期的困难。与此同时，部分银行向香港金管局表示，希望在风险可控的情况下帮助这些有实际困难的用家。
富瑞发布研报指出，预计明年香港楼价录中个位数升幅，主要由黄金地段的中小型单位带动，而启德及新界项目则可能因供应充裕而滞后。进入大规模落成年，写字楼空置率可能由13%，升至介乎13%至17%。该行料明年首季最优惠利率将回落至5%，按揭利率料回落至3.25%，低于大众化住宅租金回报率3.65%，重返“正利差”，即租金回报率高于按揭利率；明年租金料于现水平稳定。
