东涌东站第一期物业发展项目将于下周三(18日)截标，据《经济日报》引述消息指，港铁(00066.HK) 大幅修改整个东涌东站项目的发展规划，包括将写字楼楼面面积从118万平方呎，大幅削减六成至44万平方呎，占比降至6%，而住宅楼面则增加15%至567万平方呎。
港铁公司物业及国际业务总监邓智辉会见传媒时承认项目规划有变动，但未有明确透露具体细节，仅指出项目住宅供应量尚在调节，并非市传的1万伙。他认为，在经济周期性因素影响下，现时本港写字楼市场相当吃力，无论是租金水平或空置率均面对挑战，强调是根据市况而作出的适时调整。
他又指，项目去年流标，是由于发展商当时对项目发展细节，包括需要负责部分基建工程，以及规模较大、投入成本高等存在不同意见，而港铁则迎合市场的商业考虑作出相应改动。
邓智辉强调港铁并非地产商，东涌东延线工程正进行得如火如荼，在2029年人口进驻时同步通车的目标不能松懈，因此港铁公司必须继续招标融资才可确保项目收支平衡。他重申东涌东项目规划与时并进，大屿山作为连接珠三角桥头堡，东涌是当中连接机场的重要地段，扮演着重要角色，相信该区房屋及商业存在长远需求。(gc/u)(港股报价延迟最少十五分钟。沽空资料截至 2024-12-11 16:25。)
