黑石集团将从西武控股手中收购东京的一个多功能综合物业，这将是有史以来外资在日本进行的最大规模房地产收购交易。

　　据周四的公告，这家全球最大另类资产管理公司将以约4，000亿日元（26亿美元）收购Tokyo Garden Terrace Kioicho。此前有报道称，黑石是该综合体的领先竞购者，该综合体包括一栋36层的办公楼、出租公寓、一家酒店以及各种零售和餐饮设施。

　　这笔交易是黑石迄今为止在日本进行的最大一笔交易，凸显出全球投资者近年来在日本房地产市场的活跃程度。资金被廉价日元、低借贷成本以及大都市地区公寓、写字楼和酒店等物业的强劲表现所吸引。

　　“我们对日本市场抱有非常积极的看法，”黑石的日本房地产业务负责人Daisuke Kitta接受采访时表示。“建筑成本在上升，供应在下降。与此同时，经济在增长，写字楼市场表现良好，酒店业务也大有可为。”

　　Kitta补充说，这些因素增加了现在购买Kioicho资产的吸引力。它也将成为日本为数不多的由外国投资者拥有的地标性摩天大楼之一。

　　黑石计划在未来几年向这个东京地产综合体投资数十亿日元，以翻修某些设施。交易预计将于2月完成。
