金吾财讯 | 申万宏源发研报指，粤海投资(00270)将分派特别股息，分派方式为派发粤海投资直接持有的12.62亿股粤海置地股票(约占粤海置地股本的73.72%)，具体分派比例为每一股粤海投资股票分派0.193股粤海置地股票。通过本次分派，大股东粤海控股持有粤海投资58.26%股权不变，同时粤海投资将不再持有粤海置地股权，粤海置地将与公司成为兄弟公司。该行表示，根据公司公告，2023年公司归母净利润同比大幅下滑34%至31.2亿港元，利润下滑主要受粤海置地旗下的地产减值18.1亿港元影响，若扣除地产减值影响，2023年公司主业利润则达49.3亿港元。伴随剥离完成，公司未来业绩将不再受地产业务波动影响。该行认为公司水务主业发展稳健，核心东江水资产优质，伴随地产业务剥离，公司业绩及估值均有望明显提升。鉴于此次剥离方案仍需股东特别大会(2025年1月8日召开)审批，本次该行维持公司2024-2026年盈利预测为40.03/41.01/41.20亿港元，当前市值对应2024-26年PE为8.5/8.3/8.3倍，维持“买入”评级。
