《港楼》青山湾“瑧誉”洋房挞订货1.35亿元重售 较旧价平半亿兼悭税七成

近日青山公路有细价新盘以吸引价加推70伙,成为市场焦点;同区一手豪宅近期亦录得高价成交。
保利置业(00119.HK) 青山公路青山湾现楼洋房“瑧誉”于上月以招标形式沽出9号洋房及地库层9居室,实用面积分别为5,201方呎和650方呎,洋房采五房间隔,连312方呎平台,928方呎花园及1,168方呎天台,设有游泳池,连同两个车位以1.35亿元成交,呎价约23,073元。据悉,该洋房属“挞订货”,前年5月以1.847亿元成交,于今年8月中挞订,遭杀订10%,涉额1,847万元。

是次新买家以公司名义入市,买入价比挞订前低出近5,000万元或27%,且受惠楼市撤辣,原先须支付楼价15%“辣税”涉额达2,025万元,最新只须付4.25%即近573.8万元,节省税款逾1,451万元或近72%。
瑧誉楼书显示,“居室”设于地库,位于洋房前排及洋房花园之下,与洋房分隔,拥立业权,需与对应之洋房一并转让,不能分拆出售。(da/k)(港股报价延迟最少十五分钟。沽空资料截至 2024-12-12 12:25。)
