新加坡11月房屋销售飙升至十年来新高 市场担忧政府或进一步出台调控措施
智通财经APP获悉，新加坡房屋销售跃升至十多年来的最高水平，证实了房地产市场的复苏。但这也引发了人们对新加坡政府可能出台进一步限制措施的预期。
新加坡市区重建局(URA)周一公布的数据显示，开发商11月售出了2557套新的私人住宅，这一数字超过了此前六个月的总和，也是自2013年3月以来的单月最高水平。
随着新加坡政府试图在剩余不到一年的选举前减轻选民对住房负担能力的担忧，房地产市场繁荣再次引发了人们对新加坡政府将进一步调控房地产市场的猜测。近年来，新加坡推出了多轮措施来抑制房地产价格，包括在2023年对大多数外国人上调印花税。
分析师们正在追踪买家的兴趣是否会影响到房价。今年第三季度，新加坡房价出现了一年多来的首次下跌。巴克莱银行分析师表示，如果新加坡政府不能遏制购房潮，可能会出台更“激进”的房地产调控措施。花旗集团预测，房价下跌趋势将出现逆转，这可能“在一定程度上加剧政策风险”。
据悉，新加坡政府一直在寻求增加可用于私人住宅的土地。新加坡政府将在2025年上半年提供约8505套私人住宅的出售用地，高于今年下半年的8140套。
