国金证券指出，上周（12.7-12.13）新房销售环比小幅回落，同比保持正增长。上周35个城市商品房成交合计399万平米，周环比-4%，周同比+17%。另外，二手房成交环比有所回落，同比保持高增。15个城市二手房成交合计315万平米，周环比-14%，周同比+64%。天风证券则认为，12月市场热度相对维持，但仍需观察前端来访、认购等指标边际变化，不排除增长动能转弱的风险。
花旗发布研报称，中国日前举行中央经济工作会议，楼市方面，中央继续推动内房市场止跌回稳；加大城市更新力度；充分释放住屋/升级需求；控制土地供应，活化现有土地或非住宅物业；建立新的发展模式等政策。花旗提到，内房板块的估值似乎受到多个基本面利好因素支持，相信内地支持楼市政策正朝着正确方向发展，但需要时间。行业首选贝壳等。
