另外，香港地产股亦走低，希慎兴业(00014)跌2.86%，九龙仓置业(01997)跌3.08%，恒隆地产(00101)跌2.28%，新世界发展(00017)跌1.88%，长实集团(01113)跌1.23%，恒基地产(00012)跌1.2%。
惠誉评级表示，2025年中国内地和香港商业地产投资企业将继续面临挑战。惠誉预计，由于写字楼市场持续供过于求叠加零售额疲软，惠誉授评发行人的运营指标将走弱，且出租率及租金率将承压。
惠誉预测，惠誉授评发行人的租金收入将平稳或出现低个位数百分比下滑，因为部分发行人受惠于新增投资物业租金收入，进而抵消了其现有写字楼组合租金的下降。
中国内地和香港零售消费趋势疲软推升了零售物业潜在的续租租金下调风险，以及分成租金或将下降。不过，惠誉预计多数惠誉授评发行人的财务状况将保持稳定，尽管我们预期该行业运营指标将走弱。
