智通财经APP获悉，香港地产股走低，截至发稿，领展房产基金(00823)跌2.55%，报32.45港元；新鸿基地产(00016)跌2.23%，报72.3港元；恒基地产(00012)跌2.07%，报23.6港元；恒隆地产(00101)跌2.06%，报6.18港元。
消息面上，美联储于当地时间12月18日宣布，将联邦基金利率目标区间下调25个基点到4.25%至4.5%之间，符合市场普遍预期。点阵图显示，明年降息幅度预测从4次调整为2次。鲍威尔称，未来考虑利率调整时可以更谨慎，路径取决于降低通胀方面取得更多进展。12月19日，香港金管局将基准利率下调25个基点至4.75%。
摩根士丹利研报指出，明年香港房地产市场未见起色，预期仍然充满挑战，利率维持于较高水平，对香港楼市整体发展不利。虽然一众本地地产股估值较便宜，但大摩认为，市场供应过剩，发展商存货堆积，对市场发展并无帮助，目前预测明年上半年住宅楼价会继续下跌，随着按揭成数提高、额外印花税取消、按揭利率下降、租金水平回升及人口流入等利好因素出现，应有助楼价于明年下半年上升。
