太平洋证券发研指，11月全国商品房销售额和销售面积同比由负转正，购房者购房信心恢复，市场呈现回暖态势。房地产到位资金有所改善，12月份一般为房企年末冲刺业绩时期，其推盘力度有望加大，市场活跃度将继续保持。近期政治局会议、中央经济工作会议的召开释放积极信号，预计后续政府收购存量房、城中村改造等政策将加速推进，政策效果有待后续进一步观察，建议关注相关地方国企及开发商。
中银证券表示，当前行业大方向向好较为明确，10、11月销售基本面持续转好。该行认为，当前围绕楼市供需两端、经济复苏的政策仍在持续发力过程中，且住房交易税费降低新政12月开始执行，也可以在一定程度上巩固前期市场修复行情，叠加年底各开发商冲刺销售业绩，该行预计12月成交仍将继续修复。明年成交修复趋势能否进一步巩固，取决于房地产政策以及宏观财政政策对经济的影响。不过从12月政治局会议再度明确“稳楼市”主基调来看，中央对于“稳地产”的决心较为强烈，若前期政策效果减弱，需求端刺激有望及时介入、持续加码。
