新地(00016.HK) 旗下荃湾帝景酒店今年8月向城规会递交新发展方案申请重建674伙住宅单位，最新获规划署提出不反对，项目将于今日审议，料会“开绿灯”通过。
规划署指，项目曾咨询各相关政府部门，并未有提出负面意见，而且申请人进行技术评估，认为拟议发展不会对空气通风、污水处理、交通、环境等方面造成负面影响，故该署不反对上述申请。
据文件显示，荃湾帝景酒店位于荃湾汀九青山公路353号，目前属“住宅(乙类)2”地带，今年8月提交发展蓝图以作准许的分层楼宇及社会福利设施用途。
该地盘的面积约6.92万平方呎，以重建1幢楼高14层(不包括1层地库)分层住宅，另有1幢楼高15层(不包括2层地库)的综合用途楼宇，合共提供674伙，平均单位面积约469方呎，住宅部分可建总楼面约31.65万平方呎。另外，项目亦设有8,181平方呎非住宅楼面，可作提供60个名额的长者日间护理中心。
资料显示，项目曾于2022年获城规会批准全幢改装661伙住宅，最新则申请重建发展，单位伙数对比改装方案微增13个或2%，估计可容纳约1,820人，料整个项目2028年落成。(sl/k)(港股报价延迟最少十五分钟。沽空资料截至 2024-12-19 16:25。)
