智通财经APP获悉，恒隆地产(00101)物业销售主管吕渭源称，减息后一手交投向好，加上香港政府连串有利楼市措施，预料明年香港楼价平稳向上，但实际升幅亦要看一手去库存速度而定。
他表示，美联储已由9月起减息，汇丰银行的最优惠利率已累减0.5%，同时一手市场在减息过后，成交即受带动，9 月录逾 740 宗交投，10月也沽出近3000 宗，11月情况亦可维持，可见息口下调，对香港楼市迎来正面帮助。
而且香港政府亦跟据楼市情况，适时放宽逆周期措施，以及优先投资移民计划，有助吸引外来人才，例如英国桌球天王奥苏利云，已透过优才计划来港，由此可反映香港对于国际投资者、富商及名人而言，依旧具吸引力，相信香港政府明年所推出的政策，将按照市况作适当调整，有助楼价平稳向上。
但吕渭源认为，明年香港楼价实际升幅较难预测，始终要看一手库存量而定，而截至今年第三季尾，一手余货约有2.2 万伙，若以今年首11个月录逾1.5万宗新盘交投计，现存余货量已足够1年的吸纳量，假如去库存速度加快，发展商才有能力加价，香港楼市才会转势。
除此之外，吕渭源相信豪宅及面积较细的单位，来年走势较理想，豪宅因本身供应量较少，物业质量较理想，持有豪宅的业主叫价自然较硬净，更为看高一线。
