智通财经APP获悉,世邦魏理仕香港估值及咨询服务部执行董事郭伟恩表示,根据香港差饷物业估价署今日发表的11月数据,香港住宅价格继续反弹,环比升0.1%,随着各大银行进一步下调最优惠利率,买家持续入市。这支撑楼价避免进一步下跌,预计楼价走势要到农历新年后才有更清晰的方向。
郭伟恩称,留意到香港住宅价格在先前连续五个月下跌后趋于稳定,预计这一趋势至少会持续到明年农历新年。美国总统特朗普任期是一个主要的不确定因素。尽管未来利率将会放缓,但发展商和买家目前可能会采取观望态度。
香港差饷物业估价署数据显示,11月香港私人住宅楼价指数升至290.9,环比升0.07%,同比则跌7.8%,今年首11个月暂累跌6.6%。10月租金指数为193.1,环比下跌约0.36%,连跌两个月。今年首11个月则累升约3.8%。郭伟恩指出,由于年底通常是淡季,租金价格可能会因季节性因素而出现短期调整,但幅度不会太大。
