中原地产:中原估价指数CVI连续3周企稳50点之上 预示香港楼价反复争持

智通财经APP获悉,本周中原估价指数(主要银行)CVI最新报50.35点,较上周54.20点下跌3.85点。中原地产研究部高级联席董事杨明仪指出,CVI连升2周后单周下跌,但仍连续3周企稳在50点好淡分界线之上,预示香港楼价维持反复争持局面。圣诞长假期开始,交投稍为减慢,上周香港本地大型银行跟随美国减息有助减轻供款负担,对楼市带来正面支持,银行对按揭估价取态明年初料更趋积极。

2024年2月底香港政府全面撤辣后,楼市成交量回升,CVI低位反弹,同期CCL由143.02点低位止跌回稳。CVI由14.49点连升9周,曾升上73.73点,并连续6周处于60点以上,CCL摆脱低位并于144点到148点之间窄幅徘徊。但其后CVI落入40点至60点好淡分界区间,楼价向上动力受阻。6月初CVI进一步跌穿40点,反映楼市进入调整阶段。同期楼价持续向下调整,并蒸发撤辣后的所有升幅。9月减息周期启动及10月施政报告后,CVI稳步上升,上穿40点及50点两个重要关口,同期楼价反复回稳。CCL最新报138.16点,较减息前的135.86点低位升1.69%,今年楼价暂时累计跌6.15%。
