智通财经APP获悉，本周中原估价指数(主要银行)CVI最新报50.35点，较上周54.20点下跌3.85点。中原地产研究部高级联席董事杨明仪指出，CVI连升2周后单周下跌，但仍连续3周企稳在50点好淡分界线之上，预示香港楼价维持反复争持局面。圣诞长假期开始，交投稍为减慢，上周香港本地大型银行跟随美国减息有助减轻供款负担，对楼市带来正面支持，银行对按揭估价取态明年初料更趋积极。
2024年2月底香港政府全面撤辣后，楼市成交量回升，CVI低位反弹，同期CCL由143.02点低位止跌回稳。CVI由14.49点连升9周，曾升上73.73点，并连续6周处于60点以上，CCL摆脱低位并于144点到148点之间窄幅徘徊。但其后CVI落入40点至60点好淡分界区间，楼价向上动力受阻。6月初CVI进一步跌穿40点，反映楼市进入调整阶段。同期楼价持续向下调整，并蒸发撤辣后的所有升幅。9月减息周期启动及10月施政报告后，CVI稳步上升，上穿40点及50点两个重要关口，同期楼价反复回稳。CCL最新报138.16点，较减息前的135.86点低位升1.69%，今年楼价暂时累计跌6.15%。
