摩根士丹利发表研究报告指,政策影响减弱,中国主要城市去年12月二手房价一如预期转弱,呈现波动性按月下跌,结果对上连续两个月的升势,考虑到放盘略为增加及季节性因素影响,目前预测今年首季内地住宅销售可能面临下行压力。
该行认为,由于二手楼价更具竞争力,以及一手新盘因土地出让量减少而持续下滑,因此二手房销售表现会持续较一手房优胜。至于未来住房销售的复苏步伐能否持续,大摩相信仍要取决于已公布的政策如何快速协调和实施,以及当局可否为政策的推展提供充足资金,从而强化市场信心。
