中金发表报告指，深圳国际(00152.HK) 公布华南物流园土地整备利益统筹项目一期留用土地已获得深圳市龙华区人民政府批准，并将开展供地相关工作。该通告的发布标志着公司拥有上述地块的开发权，待正式履行相关土地出让手续后开展后续开发工作。
根据公司公告，华南物流园项目留用面积约10.9万平方米，容积面积约69.4万平方米，本次获批的一期土地用地面积约2.2万平方米，规划容积率5.8，根据该行测算，假设地价为每平方米2.39万元人民币，一期项目转型将为公司带来税后土地增值收益约21.9亿港元。向前看，测算华南物流园项目整体将为公司带来132亿至155亿元人民币土地增值及住宅开发收益，释放维度为未来6至8年。
